Oro Valley Marketplace transformation kicks off with new apartments and community upgrades
Oro Valley is buzzing with excitement as a long-anticipated transformation begins at the Oro Valley Marketplace. On October 6, crews officially launched the first phase of a sweeping redevelopment that will bring 320 new apartments, fresh public spaces, and pedestrian-friendly improvements to one of the town’s most visited destinations. The project is being led by HSL Properties and Borderlands Construction, with Town West Realty Inc. overseeing development and management.
This first phase represents the start of a new chapter for the Marketplace and the surrounding area. For years, residents have discussed the potential for turning the retail hub into a walkable, mixed-use space that better reflects the community’s lifestyle. That vision is now becoming reality, complete with a new park, intersection upgrades, and expanded access for both cars and pedestrians.
In September, crews began grading work and carefully salvaging native desert plants to preserve the site’s character. October brings expanded construction, including water line relocation along Water Harvest Way. By November, a pedestrian tunnel will link new apartment areas on both sides of the roadway, improving safety and flow. A community park will also start to take shape between Walmart and Tuk Tuk Thai, offering residents a shaded place to gather, play, and relax.
